Inspections
While your tenants are entitled to their privacy we still understand the need to undertake regular inspections of your property. This allows us to ensure that the occupants are meeting the terms of their lease but also allows us to flag any potential maintenance or repairs that might be necessary. Inspections are also carried out at the beginning and end of every tenancy term. All inspections are organised with the occupant's co-operation and written reports are always supplied to each client. 

Clear Accounting
Our accounting system is part of one of the most advanced Property Management systems used in Australia. We account monthly using a clear and easy to understand format. Funds are remitted monthly. Our reports can be relied upon to meet your accounting, taxation and GST requirements. If you have any special accounting requirements we are always happy to discuss how best to satisfy your needs. 

Rental Payments
Tenants are required to make all rental payments either weekly or monthly in advance. Your Property Manager monitors all rental payments daily to ensure tenants meet their obligations. If any problems are encountered the necessary action is immediately taken and you are informed. If tenants do default on rental payments, recovery action is taken to protect your best interests and if necessary, legal action is taken. 

Maintenance
Maintenance is very important, market rents can only be secured when your property is presented in its best condition. We have access to trusted and experienced tradespeople who work with us in the maintenance of our clients' properties. 

Market Rents
Rents are always kept under review to ensure that our clients receive the best return for the properties. Rents are however, subject to the pressures of supply and demand and rent reviews need to be negotiated having regard to prevailing conditions. 

Disputes
On occasions and despite our best intentions, disputes do arise between some of our clients and their tenants. Ray White Balmain always applies maximum effort to avoid formal disputes, however if they do occur we are experienced in acting on your behalf.
